The 2026 Algarve Buyer’s Guide

Everything a foreign buyer needs to budget properly and avoid the expensive surprises — written by someone who closes these deals every week.

  • IMT, stamp duty, notary and legal fees — what a €790,000 purchase actually costs you
  • The timeline from offer to deed, and where it usually slips
  • The documents to demand before you sign — caderneta predial, certidão permanente, ficha técnica
  • The five mistakes foreign buyers make in the Algarve
  • Which towns suit which budget — Tavira, Fuseta, Albufeira, São Brás

Where we work

Luxury real estate Portugal: the three markets we work in

Marvell Home is a licensed Portuguese agency — AMI 17430 — and these three markets behave nothing like each other. We work in English, Portuguese, French and German, because most of our buyers are not in Portugal when they start looking.

The Algarve

Foreign buyers take 52.8% of Algarve sales — the highest share anywhere in Portugal — and the coastal median sits near €3,680 per square metre. Our patch runs east to west: Tavira, Fuseta, Cabanas, Olhão, Albufeira, and São Brás de Alportel inland. If you are looking at Algarve villas for sale, the differences between these towns matter far more than the photographs suggest. Tavira is a working Portuguese town; Vilamoura is a resort. Both are called “the Algarve”.

Lisbon & Cascais

Lisbon’s premium segment above €750,000 is roughly 68% foreign-funded and averages around €4,920 per square metre, while Cascais runs over 80% international. Our K360 team covers Lisbon, Cascais and Oeiras — a different buyer entirely from the Algarve, usually relocating for work or schooling rather than sunshine.

Porto

Porto is the quieter market of the three, around 27% international and averaging near €2,680 per square metre — noticeably better value than Lisbon. American, French and Spanish buyers lead here. Worth a serious look if your budget is being squeezed further south.

Wherever you end up buying, our job is the same: tell you what is wrong with a property as readily as what is right, introduce you to lawyers who act for you rather than for us, and preview places on your behalf before you book a flight. Market figures on this page are drawn from published Portuguese market data — see idealista — and refreshed quarterly.
